Harringay, Haringey - So Good they Spelt it Twice!

Having had the ‘should we try to convert our basement to create extra space rather than move’ debate for some time now we are looking for recommendations for architects who can help us see if our imaginings are indeed feasible.  There certainly is a lot of it about... so recommendations would be gratefully received. Thank you

I went through this and didn't end up getting it done due to the construction costs, but I did have some great architectural plans done by the guys at http://live-indesign.co.uk/ who are on the ladder.

Generally you'll get a free intro visit to talk about what you want to do. I don't recall what the designs cost but I can't imagine they'd have done them for free as it was quite a lot of work. 

Normally the procedure is you pay a fixed price for the plan and design, and then if you instruct the architect to project manage the build it will be a percentage of the build costs on top.

From a purely monetary point of view the build cost will not be reflected in the increase in value of the property. Basement build costs are significantly more expensive per square foot that property values round here (which explains why basements are popular in the very expensive parts of london).

This is assuming you will need to dig out the basement to make it full height and habitable.

I appreciate there are non monetary considerations as well though - moving house is annoying!

Even with a clean and dry full width basement at a current height of around 5'8 to the joists, I found nobody would touch it for under 100k. Definitely cheaper to go up rather than down!

Turning a 5’8” head height into 6’10ish involves digging down. And new foundations. And strengthening so that your neighbours houses don’t collapse. Plus sumps and pumps for moisture management as you will be below the water level

100k sounds cheap to me. I’d budget more like 150. 

Sorry I was in a rush when I posted that. 100k was quoted just for construction costs with interior fitout being on top. It was entirely dependant on literally how many inches down you go too.  Lots of dirty work involvedand a 6 month build time generally. You'd really want to move out while doing it.

Sounds easier to buy a bigger house

Stamp Duty.

Even taking into account SDLT.
