Just saw this post, as i was going to ask the same question for our side return. Can I ask who you went with in the end and would you recommend? Were trying to find design solutions that gives us the extra space but avoids the whole planning app process. How did you get on with your project?

Note that if you live in a house divided into multiple flats you will need to apply for planning permission anyway.
