Hello all

I am planning to rent my two bedroom flat out. I would value any tips or advice about how to do is as I have never done such a thing before!

I would love to hear any words of wisdom from people who are experienced in such things.

I also have some specific questions which I wondered whether anyone could answer.
1. How much difference does it make to rental value whether the flat is let furnished or unfurnished?
2. Who/how should I rent it out? ( importantly I want to manage the flat after we have found tenants) Should I advertise it on gumtree and use a generic lease from online? Should I use an estate agent to help me advertise and arrange the legal stuff? If so, which one?
3. What should I look out for when deciding if someone is a good tenant?
4. How much does a nicely presented two double bedroom garden flat rent for on cavendish road?

I have let out a flat of mine for some years and you are asking the right questions. Whether it's furnished or unfurnished won't make much difference; the main think is to be flexible, ie be prepared to remove furniture if asked. I have used Gumtree without problems and use a generic leasehold agreement. The last time I let the property was September and I used Openrent

I was very pleased with them. The first week is free and after that not very expensive. I got several viewings and let it to a lovely family. I check id myself, and expect copies of passports, drivers license, bank statements and refs from employers etc. You need a gas safety certificate, if you have any gas appliances(eg boiler) and an electical one is advised but not obligatory. By not letting thru an agent you save at least one month's rent, which is quite a lot, and well worth putting the time in to do it yourself. One thing I would strongly advise is to only let it to someone you feel happy with. I also have considered people on Housing Benefit but have had to tell the what to do etc and by the time they find out how much they can get the place is usually let. Happy to help with any advice..

I second openrent.co.uk, they are brilliant, great support and response, couldn't have been better.

I have never come across openrent, but I urge you to consider joining the National Landlords Association.  It's about £70 a year and is worth it just for their telephone advice line, plus other benefits including cheaper insurance.  They've helped us a lot.
