Harringay, Haringey - So Good they Spelt it Twice!

Hi HoL members,

We absolutely love living on the ladders but sadly we can't afford a 3 bedroom house and we need more space. 

We've seen a gorgeous property on Woodside Road in Wood Green but we're a bit apprehensive about moving that far north. Does anyone know the area and could tell us what it's like for young families?

Turnpike Lane could be an option for us too but there is so little on the market at the moment. 

Gutted that we have a healthy budget for a new house and can't afford to stay where we want to live.

Any advice hugely welcome!

I was just coming here to say the same thing - have been living by Downhills Park for a couple of years and really love it.

Im in the seven sisters side of near Downhills Park and i love it ~ cheap properties and victoria line seven sisters is super quick!

Although at nearly £500k for a 2 bed house around there it is no longer probably very cheap for most! Prices in South Tottenham are mad!

Wow really, is that the prices these days? I had no idea they'd shot up like that?  I paid £250k for 2 bed house with massive garden in 2012.  Hopefully the value has gone up a lot since then

It's completely bonkers. Estate agents are valuing properties higher and higher and because there is such a shortage of house on the market, people are paying over the asking price in many cases, which then drives up prices even more. It's so frustrating. 

Hobarts are saying it's the buyers fault, always offering more than the asking price to try to secure the place quickly ...

That could well be true.. banks are back to lending big sums of money... BUT some estate agents have a lot to answer for. We went to register our details with all the ones along green lanes at the weekend and one in particular was using scare tactics saying we had to be available to view houses immediately, everything is going for asking price or above and to expect sealed bids as standard. 

I bought in Wood Green about a year ago and love it here. It really isn't that far North. I work in Victoria and it takes me 35 mins door to door...pretty good for a London commute i'd say. 

Its one stop on from Turnpike Lane and you get a lot more bang for your buck. 

Further to that, i've seen the place change quite a bit over the year in terms of the type of people moving into the area, so I don't think you're alone...

We moved to the tower gardens.  It's a short bus ride from Turnpike lanes.

It's a lot less congested than the ladder and it's near to bruce grove and lordship park. There's also a lot of green spaces within the estate.

I miss having a nice coffee shop nearby, but I think a lot of people who would have liked to buy on the ladder have moved nearby and I'm hoping sometime soon the area will improve.

There is cafe Marmalade not too far from you I think. Plus I hear the Beehive pub is under new management and will be serving craft ales like Redemption and locally sourced food.
