Harringay, Haringey - So Good they Spelt it Twice!

Hello,

Can anyone recommend an independent damp specialist specifically for penetrating damp? We have damp coming in through the roof and damp patches on the walls in the back bedroom of our terraced house which definitely get worse after heavy rain.

We've had several roofers to look at the roof and already had some work done but none of them seem to have correctly identified the cause so we would prefer a damp specialist.

Many thanks,

Flora

I've just had this issue - in my case it was mostly leaking/blocked guttering. I used Keith Gardener based on recommendations here.  If you search for his name, you should find his details.   He is knowledgeable and thorough and so I am happy to recommend him. Visit and report will set me back about £190 but I think it was worth it.

My good builders recommended Kenwood plc.

Good luck, Marian.

What a great warning, thank you very much.

Flora, faulty guttering is a really common cause of this and much, much cheaper to have rectified that a roof. What often happens is that either the gutter leaks through a crack, overflows because it's blocked or, in the case of a flat roof, the flashing runs behind the gutter rather than in to it. In any of these cases the water runs straight down the wall and causes the damp patches you have. Rule this out first as it will cost a hundred quid rather than a thousand!

Thanks all for the advice. I'm definitely wary of companies like Kenwood, which is why we'd prefer an independent specialist. The damp is on an internal wall, so not the guttering. In fact, I am fairly certain it's coming from an old chimney stack but I would prefer an expert to confirm this!

I would recommend Abbott Damp proofing which is run by David Prince - 27 Gresham Close, Enfield EN2 7AP
.  They also have a website.

We used Abbott and were very happy.
I've literally just had an independent damp servay done by a guy called Keith Gardiner from Independent Specialist Surveys and he was brilliant. Spent 2 hours at our flat assessing outside, inside and in the basement. We thought we had really bad issues but he was very quick to reassure us there was nothing to worry about. For £190 he has delivered us a very detailed report with recommendations of how to fix the issues and has told us to call him to check any quotes we get through for the work to make sure we aren't paying too much. Definitely worth a look if nothing else.

Our New Years resolution was to get someone in to look at various damp issues that we've ignored for too long, so this and other threads have been very helpful. We have booked a survey appointment with Abbotts next week. It was c £180 up front (not sure of precise amount, was my partner that booked it).

Am waiting with crossed fingers as we have various problems (I think one case of rising damp, one of penetrating damp and then the damp-ridden horror that is the cellar...).
We had a visit from Dave at Abbotts today and he was great.

Rather than having rising damp in the back wall we just have a case of the wrong plaster being used adjacent to a metal corner support. And the horror that is our cellar is just normal. Huge relief. We don't that've the written report yet but on the basis of his visit I would recommend this firm to anyone with problems like this.

Apparently rising damp always tends to wider than it is high ... Don't know if that helps anyone..
A word of caution about Abbotts - we are still waiting for our report, after a fair bit of chasing. So if you are in a hurry and need something written rather than verbal be warned...

Alison, I was just about to log in to write a message when I saw your post. We had Dave from Abbotts round to do a survey and were initially impressed with the service and the advice he offered, however we are also still waiting for the report despite chasing. It seems an awfully long time and we were hoping to get on and fix the problems before our baby is due in a month - that's looking less and less likely now, unfortunately.
