That's the asking price. Doesn't mean they'll get it.

Where did the £95 come from?  Stuck on by some Consultant so the buyer can feel they can haggle?

It certainly doesn't, but it's interesting because most Harringay properties have been going for the asking price or above of late. Fascinating to see how near the agent's valuation is. Another Harringay agent has already said that he believes the selling agents overvalued the property in order to secure the commission. Time will tell.

I can only say the ‘potential to extend’ component of the valuation must be high. If you have £1m there must be better ways of spending it to my mind.

As an aside, I had an estate agent knock on my door yesterday lunch time, here is how the conversation went…

Me- Hi, can I help you

Estate Agent- Hi I am “So and So” from “Blah Blah” estate agents, he hands over his card

Me- Aha?

EA- So, you are selling your house?

Me- No…

EA- Oh, you are not selling your house?

Me- No!

EA- So it is not on the market with “Other Blah Blah” estate agent?

Me- No.

EA- Oh, how long you lived here?

Me- 10 years.

EA- Are you happy here?

Me- Yes

EA- Are you looking to move?

Me- No…

As I walked away I noticed there was a hand written note on the card saying, “Please call me, I have a buyer for your house. I sold number XX down the road”.

It was the most bizarre exchange. Now, it could be me but I did wonder if he was knocking on every door with the same spiel, or if his mistake was genuine. I cannot help but feel there was nothing genuine about it though, and clearly the estate agent competition is heating up around here.

@Justin. You just used the words "estate agent" and "genuine" in the same sentence. Think about it..

I guess the valuation is so high because it is a true 4 bedroom house rather than loft conversion etc. Additionally it is detached and there is off street parking and room for further extending.  But security must be an issue on a corner (maybe why the current people have barking dogs) and traffic noise. 

I am a massive fan of Victorian housing, but if I had that kind of money I would be interested in having a look at least.  A corner detached house on Rokesly Avenue with smaller garden and W3 buses coming past all the time went for well over £1m.

What a shame if that gets infilled with housing - looks like a valuable green corridor at the moment...

Just noticed it's been removed from sale by the owner.

No one in their right mind would pay a million for this house in that location, are you KIDDING me??

I wonder if someone's shied away from all the publicity.
