Harringay, Haringey - So Good they Spelt it Twice!

Hi there

New to the area, moved to a house on Risley Avenue last February. The house has serious damp problems (mostly undetected by surveyor of course!) and having received contradictory advice we are now feeling rather alarmed: we had an initial free consultation which diagnosed plenty of rising damp in one room and a paid independent one which diagnosed no rising damp (he was one of the rising-damp-a- myth guys), but a lot of condensation and possible gutter problems. Then two lots of builders told us we have serious rising and penetrating damp in more places. Four months later, the 'not rising damp' patch has spread (salt crystals and peeling plaster on the ground floor) and we are anxious about what may happen upstairs in the winter (damp patches reappearing after repairs)

So I have two questions:

Are there any Tower Gardens people on the forum who may have had similar experiences with these houses?

Would you recommend an independent specialist for a further damp consultation? We want to install a wooden floor and replaster downstairs but fear that our builder may not know to treat the underlying cause which would waste us a lot of money. On the other hand, having already paid for an independent specialist for this we are a bit concerned about receiving further contradictory advice

Having read a number of posts on the forums, it seems that people keep recommending Keith Gardner.  A lot of the problems we had may have been self inflicted as - having found traces of damp and mildew in several rooms - I rushed to get a survey without checking and used UK Damp which I now see is not exactly a reputable company (to put it politely)

I have a house in Tower Gardens Road, no damp problem.

In a group called: Parks Forum there have been mentioned some sort of under surface water, perhaps ending in the Lordship Rec. stream.

I will recommend the lady contacting Haringey Council planning service and ask for details (for free). If no result then Haringey Council Parks Service. Just send e-mails.

Tell them your exact address and your problems.

Cllr. Stuart McNamara is environmental councillor. Contact him in his surgery, or mail him.

Many thanks for this I am very grateful. I have been out of the country hence my delay in replying to you. For now, I am only looking for an independent surveyor as I do not think that this is an environmental issue, but it would be good to have these details for future reference
