PROPERTY PRICES IN TOTTENHAM HARINGEY
Thanks for all your comments guys to the Property market in Haringey. Now that Hackney, Shorditch, Brixton etc have been gentrified I guess it was `just a matter of time before gentrification took place in Tottenham. Whilst there are many good things about it I do wonder what will happen to 'real'people from the community who can no longer afford to rent or live in the area?
Any one heard of the Beehive in Tottenham - near the HARINGEY Council car park? It used to be a pub frequented by a large Irish community. Now its a trendy pub opened 14 MARCH 14 and owned by Camden Bars for a trendy creative crowd moving into Tottenham. whilst I have no objectives to giving the area a`much deserved face lift what happens to the Irish community who were frequenting the pub - as they are no longer there - doews any one know - Maybe they have moved up the road to the Victoria in Scotland Green until that gets gentrified!

And guess what they are opening up soon a VIP room serving Champagne!

About the Pub
in a side road off the High Road, this two bar pub is on the CAMRA National inventory of historic interiors and is a good example of a "Brewer's Tudor" style pub as you will find anywhere. The interior is still as it was in 1927 apart from one screen removed. See it reviewed in the latest London's Heritage Pubs book. It manages to feel cosy, despite its size. After a period of uncertainty, acquired by Camden Bars and re-opened in March 2014 offering 6 real ales for the first weekend, and then a wide range of ever changing ales, from national and local and micro breweries. In addition a selection of craft beers on draft and in bottles such as Dog Fish DNA and Lagunitas IPA and a wide selection of bottles. I was born in Tottenham and I'm surprised at the slow gentrification that is taking place, (check Summerhill Road and Bedford Road in the area). I guess I would like Tottenham to go through some sort of face lift but not to the point where we are trampled on or asked to leave, especially for those of us who are still here. My brother lives in a council flat off West Green Road, he says that he has received suggestive letters from the council politely asking him if he would consider moving to somewhere just outside East London. Just as it has been mentioned elsewhere, gentrification is inevitable but God only knows how they plan with the like of my brother who will fight tooth and nail to stay where he is!

I have listened to this conversation and here is my tuppence worth. First of all, Tottenham will NOT be gentrified. The only people pushing up these house prices are the few remaining families who are desperate to leave the area. They are not being replaced by people who are attracted to the relatively cheap properties. Most of these homes are being sold to buy-to-let landlords, many of them then subdivide their properties illegally. After being unable to attract families or 'those with money', they either let them out to students, or charge Haringey Council millions of pounds a year to house homeless families. There isn't a decent local housing market.
There are a lot of things mentioned by those on this thread about what is holding Tottenham back. The lack of decent local amenities like leisure centres, libraries, youth clubs, pensioners' day centres, health surgeries, nurseries, green spaces, good schools and services to protect and support vulnerable people. Other issues include the poor environment and neglect of social housing and the public realm generally. Many posters have also complained (wrongly) about the lack of decent shops, clubs, and pubs in the area. They need to be realistic. Tottenham High Road was never an attractive destination for shoppers, and no amount of public money thrown at any scheme will ever change this.
The 2011 riots have re-enforced Tottenham's negative image, and also effectively ended any hopes of the area's revival, and ALL of us need to accept this.
Whoever forms the next council administration will need to immediately scrap the politically, and socially damaging Plan for Tottenham, and put forward a more realistic and workable policy, with a clear aim to help support our divided communities.

The evidence of my street suggests this is not true. Landlords are cashing in and families you would expect to find in Stokey are moving in. As prices go up the houses are less attractive to landlords.

Concurring with nearneighbour, on my street it's either owner-occupiers or for run down properties developers refurbing them to flip.
I've not noticed solds signs being swapped for to let signs.

Same here. My road near Seven Sisters is roughly 90% first time buyers, many of whom have young families and who moved TO the area because of the (relative) affordability. That was what brought us here, too. The area has a lot going for it - I currently have a 25 minute commute into Farringdon - where the heck else can you get that with a non-punishing mortgage?

There seem to be two parallel sets of changes.

Exactly!! That's why I say you should take a look at Summerhill/Bedford Rds. If you go to the newsagent on West Green Rd which is just opposite Bedford Rd, they will tell you they deliver newspapers to these roads!! Nothing wrong with that but surely the delivering of newspapers and milk i thought were relegated to places like Chingford and possibly Stokey. Possibly Tottenham will not be gentrified but I want it to remain the way it is but tweak some changes as pointed by Mr Collins.
