Harringay, Haringey - So Good they Spelt it Twice!

Hi HoL members,

We absolutely love living on the ladders but sadly we can't afford a 3 bedroom house and we need more space. 

We've seen a gorgeous property on Woodside Road in Wood Green but we're a bit apprehensive about moving that far north. Does anyone know the area and could tell us what it's like for young families?

Turnpike Lane could be an option for us too but there is so little on the market at the moment. 

Gutted that we have a healthy budget for a new house and can't afford to stay where we want to live.

Any advice hugely welcome!

yes, and we looked at a place in Wood Green before buying ours in N15 and parking was a nightmare, we would have had to sell the car! Something to consider perhaps if you do have a car.

We were in the same situation a couple of years ago and moved to Glenwood Rd - much cheaper (at the moment...), quiet and still just as close to Green Lanes. I would say any of Glenwood, Avondale, and Woodlands Park Road (or the connecting ones) would be great choices.

Woodlands Park nursery is fantastic (if you can get in) and they also do a lovely after school club for chestnuts and south harringay schools as well as drop in sessions. There are lots of families in the area!

We moved to Turnpike Lane/Wood Green (Boreham Road) from Dalston with our baby last month and are loving it. Great house - and so much space! - for the money, good for transport/shops/parks/children's centres, and we've already met some really nice people, many of who have moved here recently. There are lots of young families about and I've already sorted a lovely childminder. Harringay online people we're really useful when we were looking (see my posts and replies) and I'd happily help you in turn if I can - feel free to direct message me if you do decide to look round here. We moved to Sirdar road and we love it here! Could just about afford a tiny flat on the ladder but here we own a 3 bed house with a garden!

Having said that, there isn't much for sale at the moment and houses get snapped instantaneously! Good luck!

Moved from a flat in Finsbury Park because we couldn't afford a house there, 8 years on we're very happy, lots of friends and definitley value for money.  Not sure if I misread the earlier post, but there's nothing suburban about living on the otherside of Green lanes, or anywhere in Harringey - if only!  However lots more families in the area, which is creating a nicer environment.  The changes are happening, a little more slowly than I anticipated - but surely.  I've been telling my friends to move here for years.  Get a nice sized place for the price of a shoebox elsewhere - just depends what you want?  Anyone remember the couple on Location Location Location - started out in Finsbury Park and ended up in/near Turnpike Lane?  I bet they're glad they did it now!

Now I understand - in which case I think you're best bet is to concentrate on the area between green lanes and Lordship lane, around downhills park.  Yes I would be biased but I think you get all the benefits of Green lanes as it's not that far + all the parks.  Also when Lawrence Road project gets finished then  the shops round here (West Green Road/ Philip Lane) will adapt to cater to the new influx of people - but thats approx 2 years away - get in there now.  Plus changes happening to Tottenham High Street will benefit on the otherside.  Finally if Crossrail 2 comes to Turnpike Lane - massive changes - but that's yet to be approved.

Interesting predictions, "West Green". Any evidence to suggest this is the case?

Only based on personal experience, little things like our local Turkish shop improving it's Bread so that it's nearly as good as Yasar Halim.  Cashpoints that don't charge (didn't exist for 5 years down here) to withdraw money. Also The Bank and Bom Pecado on West Green Rd.   Sainsburys local have and Tesco are about to open on our part of West Green Road - so an alternative choice to the local shops.  Regarding my reference to Tottenham High Street, I did go to the meeting last week and came out of that none the wiser.  Money will be spent but whether it's done in the right way, that I don't know?  So to answer your question, I have some evidence for good changes in my part of West Green road but further down not yet - but hoepfully some improvements?

We moved last summer from a 2 bed ladder flat to a 3 bed house very close to Downhills Park, equidistant from Turnpike Lane & Seven Sisters tube. We couldn't afford anything closer to Green Lanes, certainly not Sirdar Rd/ChestnutsPark and other areas that have been mentioned. We had less than 400k to spend so had to look further east than we ideally wanted. But the park is very lovely, the area is quiet, friendly and well connected. I am getting used to the school run. Shame about the pubs...
