Our neighbour (we live in the Gardens) recently had extensive work to re-build the whole side of their house (at the rear). They told me it had to be done to correct a bulging wall. Our rear wall does have a small bulge and I wondered if anyone else had suffered this problem and what you did to rectify it. I am hoping that I may be able to 'tie the wall in' rather than leave it and then have to re-build at major expense and inconvenience! Apparently it is a common problem with Victorian properies.... would love to hear how anyone else has dealt with this problem.

Hi Sonia
This is very common in the Gardens and on the Ladder. Many people with this sort of house may notice a slight bulge in the wall if they stand at the bottom of their garden and look back at the part of the house that extends out towards the garden (the back addition), or in the case of an end of terraced house (the flank wall and possibly the back addition wall as well.
In my experience it has to be quite severe for a surveyor to make an issue out of it. It is when selling that a surveyor is called in and many people live blissfully unaware of this bulge until they do eventually come to sell.
I would say that unless you feel that the bulge is severe, it is probably not worth worrying about too much. If however, it seems severe (Tell tale signs are when the floorboards or joists have moved away from the wall in the 3rd bedroom near the outside wall) or, if there is a high protruding chimney breast that is leaning in drastically, then I would suggest getting some advice.
I am not a qualified surveyor but I have been valuing these houses for the last 17 years and work with surveyors very often on this sort of thing. I am always happy to pop my head in and help anybody local (without any smart talking, or attempting hypnosis to get them to sell!)... It's just the right thing to do and it makes complete local business sense to help people unconditionally. Much of our business comes through personal recommendation.
Good luck with it, try not to worry and feel free to give me a shout if you need any further advice or contact numbers for surveyors Etc.
It may also be worth calling your buildings insurance company for advice, they MAY send a surveyor round and then you will know where you stand!

Hi Steve
What a fantastic response, thank you so much! The bulge is exactly how you describe and doesn't seem to be severe - to be honest until the work was carried out next door I wasn't aware of our own wall bulge! I did actually call my insurers but they advised it wasn't covered by my buildings insurance and said that a bulge is down to wear and tear of the property. I will keep my eye on it and look for any changes and may well call on you to have a look in the near future so thanks for your generous offer. You have certainly put my mind at rest, thanks again.
Best wishes
Sonya
You're absolutely welcome, sounds very normal to me. Really pleased that helped :)
All the best
Steve
