No, wrong, John. The London Plan might encourage such developments but its; the Council which determines the location of tall buildings in it's local plan. This development should very clearly have been refused because it was not in a zone assigned by Haringey where tall buildings should be built. There is no doubt whatsoever about it. It's a long story which I've told a zillion times before - see above an the other threads linked by the tag under the main post.

The council are under huge pressure from central government to "build houses". They don't actually have any money to build houses so they rely on developers doing it. The London Plan allows very high densities to be built near railway and tube stations so we're getting towers near them.

Hi

Has everyone forgot ,there was a tower block in this vicinity not too long ago ,which was knocked down to make way for the new houses built at the other side going towards Tottenham lane ,we had so much greenery ...trees etc grass verges ..all gone .why? This is very unfair to the residents that will live in the shadows of this.

The first application was pig ugly but had, on just eight floors, the same density as the final 14 floor design. The second design had the same density on twelve floors. So, no density isn't achieved just with height. There are a number of design parameters which can be used to influence density.

'The only way is up' if you restrict the development to the land/plots that are currently available, without a vision and in a piecemeal fashion.

If however, some of the existing housing on the ladder and gardens were to be redeveloped, it would be possible to increase density without the need for 14 storey buildings.

So 'between a rock and hard place' is a more suitable phrase than 'the only way is up'. I think the redevelopment (widening) of the Passage and replacement of the adjacent housing could bring great benefits for the ladder and Harringay as a whole.

I) Removal of the Passage effect. Unsafe and untidy, litter prone area.

II) 'Some' new through ways enabling efficient one-way streets that would end cut through journeys.

III) Reduction of air pollution in the area.

IV) Increased open space for the whole length of the ladder.

V) More and environmentally efficient housing for Harringay.
How do you make something mor…tag:harringayonline.com,2016-11-01:844301:Comment:9321342016-11-01T22:17:45.794ZJohn McMullanhttps://harringayonline.com/profile/bogan72
