<p>There has been previous <a href="https://harringayonline.com/forum/topics/final-planning-application-for-st-ann-s-hospital-site-with-visual" target="_blank" rel="noopener">discussion of the St Ann's hospital development</a>, but I don't think there had been coverage of the current consultation on the demolition process.</p>
<p>The council <a href="https://publicregister.haringey.gov.uk/pr/s/planning-application/a0i8d000002GJYXAA4/hgy20221833?c__r=Arcus_BE_Public_Register&tabset-3892f=3" target="_blank" rel="noopener">planning page on the project is here</a>, including two demolition documents - the <a href="https://publicregister.haringey.gov.uk/pr/sfc/servlet.shepherd/version/download/0688d00000B0t2ZAAR" target="_blank" rel="noopener">'demolition and construction logistics plan' (CLP)</a> and the <a href="https://publicregister.haringey.gov.uk/pr/sfc/servlet.shepherd/version/download/0688d00000B0ssbAAB" target="_blank" rel="noopener">Demolition Environmental Management Plan (EMP)</a></p>
<p>Bizarrely, the CLP mentions St Anns primary school as a 'constraint', but not Chestnuts primary school (which is opposite the site!).</p>
<p>The site will be operational in the following hours, with 1 hour before & after for set up etc:</p>
<p>- Monday to Friday 8.00am - 6.00pm</p>

<p><span>The demolition phase is March - November 2023, with construction from October 2023 - October 2026; this will mean a lot of lorries over a period of 3.5 years, so will inevitably </span>affect a lot of people.</p>
<p><span>The Gardens Residents association is working on a response - I think the deadline is the 17th November - but this is not a very straightforward process.</span></p>
<p><span>I haven't been directly involved, but I thought that it was important that more people were made aware of this issues.</span></p>

<p>I am concerned it is an overdevelopment because of:</p>
<p>Increased intensity of use/ occupation density leading to unsustainable increases in noise, pressures on traffic/parking on the road, refuse collection, plumbing/drains, loss of light to neighbouring properties amongst other things.</p>

Sounds like a nightmare not helped by Haringey not quite having their info correct.. <br></br>I don't' know others' experiences, but wondered if mistakes are not that unusual?<br></br> I know someone whose flat was refused loft conversion planning because it was in a conservation area- only it isn't in a conservation area. Took ages and huge stress to sort it out and only was resolved with the involvement of an external planning professional to do the negotiation.…</p>

<p>According to <a href="https://www.theguardian.com/politics/2020/aug/05/englands-planning-reforms-will-create-generation-of-slums" rel="noopener" target="_blank">a recent article in The Guardian</a>, RIBA believes that the proposed changes to England's planning laws will 'democratic oversight, choke off affordable housing and lead to the creation of “slum” dwellings'.</p>
<p>The law change is currently out for consultation and I would urge any of you who care about your environment to review…</p>

<p>Consultation on these applications will take place after lockdown restrictions are lifted and decisions will be made after the usual 21 day period expires.</p>
<p>We are investigating the use of a remote printing service and if we are able to do this then consultation letters will begin to be sent out sooner.</p>
<p>Understandably the number of applications submitted has been reduced and this has allowed for some staff to be redeployed to assist in the Covid-19 response.</p>
<p>Given that we had expected to be in pre-election period we were not expecting to have Planning Committee until June. We are preparing for this June meeting to be a virtual meeting in line with Government Guidance and in line with other Councils. Committee Services are currently drawing up guidelines for this, and other types of meeting, taking into account the need for accessibility, for members to be seen and to see and take part in the proceedings and the ability for the community to take part.</p>

<p>There appears to be no planning submission relating to this - which would of course be required if they decide to merge the premises, so it may be a good time to get the authorities on the case. </p>
<p>Apart from this it's quite unbelievable that this continues to happen.</p>
<p>There are 2 other case studies - Sira and Diyarbakir (who apparently are <a href="https://www.harringayonline.com/forum/topics/diyarbakir-second-bite-of-the-cherry?id=844301%3ATopic%3A1135923&page=2#comments" target="_blank" rel="noopener">appealing</a> against the refusal for a triple-fronted extension.)</p>
<p>This warrants proper engagement with the council - not least because there are clear planning parameters and these opportunistic merchants of identikit cuisine appear hell bent on bending the rules. </p>
